Take off the rose-tinted glasses. Put on your Biedbril.

At a viewing, you see the house at its best.

The listing and the viewing show what the seller wants you to see. Biedbril (Dutch for ‘bid glasses’) puts what the public registries know about the address beside it, with the source.

Signals become questions.

Every report opens with the pre-bid score and what stands out. Then come the signals, each with its source, and the questions to take to the viewing, the makelaar (estate agent) or the notary.

How it works

One address, three steps.

  1. Step 1

    Enter an address

First you see, for free, what the registries release, such as year built, floor area and energy label, where available.

  2. Step 2

    We read the registries

Kadaster, BAG, EP-Online, KVK, DSO, BRO and Atlas Leefomgeving, where available. You can follow each step as we go.

  3. Step 3

You get questions, not a verdict

Signals become questions for the viewing, the makelaar or the notary. Where we don’t know something, we say so.

  • 7 official registries

Kadaster, BAG, EP-Online, KVK, BRO, DSO and Atlas — not scraped listings.

  • Each section names its source

See which registry a section came from and when it was fetched, so you can check it yourself.

  • €20 no subscription

Pay once for a single address. You'll create a free account before we generate the report.

  • Private by default

We only process what the report needs, and your report stays in your account.

A note from the founder

I built Biedbril after watching friends bid on Dutch homes with almost nothing to go on — a listing, a quick viewing, and a few stressful days to decide. The facts already exist in public registries; they're just scattered and hard to read. Biedbril brings them into one honest pre-bid report, so you walk in knowing what to ask. It won't replace a notary or a building inspector — but it means you're never bidding blind.

Questions & answers

Frequently asked questions

What data sources does Biedbril use?

Biedbril uses available sources such as Kadaster, BAG, EP-Online, BRO, DSO, KVK, Atlas/Leefomgeving, and trusted providers such as Mapbox. The exact data can vary by address, so the report also shows what is missing or worth checking with a professional.

How accurate is the information?

We use source data where it is available and show it in context. Some sources update slowly or have access limits, so treat the report as a strong starting point, not legal, financial, or building advice.

How fast do I get my report?

Most checks are ready within minutes. If a source is delayed or unavailable, we show that clearly so you know what still needs attention.

Is my data safe?

Yes. We encrypt your data and only process what is needed to create and manage your report. You can ask us to delete your account and its data at any time.
